Multifamily Portfolio Manager

About the Role
We are seeking an experienced Multifamily Portfolio Manager to oversee a portfolio of apartment communities totaling approximately 200–500 units. This role is responsible for driving operational excellence, financial performance, and resident satisfaction across multiple communities while leading and supporting on-site teams.

The ideal candidate is a strong operator and people leader who understands what drives NOI, occupancy, and resident retention, and is comfortable taking a hands-on approach when needed.

What You’ll Do

  • Oversee the day-to-day operations of multiple multifamily apartment communities
  • Lead and support on-site teams, including Property Managers, Leasing Consultants, and Maintenance Supervisors
  • Drive financial performance through budgeting, forecasting, rent optimization, and expense control
  • Review monthly financial statements, rent rolls, variance reports, and key performance metrics
  • Monitor leasing performance, occupancy levels, renewals, and resident retention
  • Conduct regular property inspections focused on curb appeal, unit turns, and maintenance standards
  • Ensure compliance with Fair Housing laws, local regulations, and internal policies
  • Manage vendor relationships, capital projects, and property improvement initiatives
  • Provide regular reporting and strategic recommendations to ownership or senior leadership
  • Assist with resolving escalated resident concerns and operational challenges

What We’re Looking For

  • 4–7+ years of multifamily apartment management experience
  • Proven experience overseeing 200–500 units across one or multiple communities
  • Strong understanding of multifamily financials and key performance drivers
  • Demonstrated leadership experience managing on-site property teams
  • Knowledge of Fair Housing laws and multifamily operational best practices
  • Experience with property management software such as Yardi, AppFolio, RealPage/OneSite, Buildium, or similar

Preferred Qualifications

  • LIHTC (Low-Income Housing Tax Credit) experience preferred
  • CAM, CPM, or similar industry designation
  • Experience with stabilized or value-add multifamily properties
  • Bachelor’s degree in Business, Real Estate, Finance, or a related field

Compensation

  • Salary range: $60,000 – $70,000, with flexibility for highly qualified candidates
  • Performance-based bonus potential
