Location: Exeter, NH (Seacoast NH projects; office-based with site visits)

Diamond Hill Builders, LLC is actively hiring a Preconstruction Manager / Estimator to take full ownership of our estimating and preconstruction process.

We are a growing residential builder specializing in renovations, additions, and custom homes. Our pipeline is strong, and we need a leader who can bring structure, accuracy, and efficiency to how our projects are scoped, priced, and prepared.

This is not just an estimating role you will lead the entire preconstruction process, working directly with clients, subcontractors, and our internal team to ensure projects are set up to succeed.

What You’ll Be Responsible For

Preconstruction Leadership

  • Own the full preconstruction process from initial concept through handoff to production
  • Reduce preconstruction timelines
  • Build and improve scalable systems, workflows, and documentation

Estimating & Project Planning

  • Build detailed, accurate estimates for:
    • Renovations
    • Additions
    • Custom residential projects
  • Perform takeoffs from plans and real-world site conditions
  • Identify scope gaps early and eliminate surprises
  • Develop clear scopes of work for all trades
  • Ensure projects are delivered at or near estimated costs

Client & Team Communication

  • Interact directly with clients throughout preconstruction
  • Guide clients through:
    • Budget updates
    • Material selections
    • Project expectations and contingencies
  • Manage and oversee the Job Coordinator, ensuring accuracy and organization

Subcontractor & Trade Coordination

  • Solicit, qualify, and level subcontractor bids
  • Host and lead trade days/site walkthroughs
  • Build strong relationships with subcontractors and vendors
  • Ensure complete trade coverage and competitive pricing

Budgeting, Scheduling & Agreements

  • Develop:
    • Detailed budgets
    • Scopes of work
    • Client agreements
  • Establish accurate timelines aligned with company and client expectations
  • Track billable preconstruction time

Process & System Improvement

  • Build and maintain estimating templates, cost codes, and historical cost data
  • Create standardized bid packages and JobTread catalog items
  • Develop and maintain a preconstruction workflow system
  • Research and implement standard construction details

  • Preconstruction timelines are reduced and predictable
  • Estimates are accurate, complete, and production-ready
  • Projects start organized and stay on budget
  • Strong client experience during preconstruction
  • Reliable subcontractor coverage and pricing
  • Systems improve and scale with company growth

Who We’re Looking For

  • Experience in residential estimating and/or preconstruction
  • Strong understanding of construction methods and sequencing
  • Comfortable interacting with clients and leading conversations
  • Highly detail-oriented with strong organizational skills
  • Ability to manage multiple projects without losing control
  • Strong communicator with team members, subs, and vendors
  • Proficient with technology (JobTread experience is a big plus)
  • Leadership mindset with a high level of ownership and accountability

Requirements

  • Residential construction estimating experience (remodeling/additions preferred)
  • Ability to read and interpret plans and specifications
  • Proficiency in spreadsheets (Excel or Google Sheets)
  • Valid driver’s license
  • Ability to pass a background check upon conditional offer

Compensation & Benefits

  • Full-time, W-2 position
  • Salary: $85,000 – $115,000+ (based on experience and leadership ability)
  • Weekly payroll
