We are seeking an assistant to the superintendent who can quickly develop into and transition seamlessly into the superintendent role.

GENERAL
The supervisor for the maintenance of the common areas of the Webster Place and Mayfair Condominiums, the
Superintendent is responsible for ensuring that the specific tasks outlined are performed in a professional
manner. The Superintendent must be familiar with the water valve chart, circuit breaker locations, numbers for
service companies, contracts and all emergency numbers. The following list outlines the daily, weekly,
monthly, quarterly and seasonal responsibilities that must be performed or assigned and supervised.
DAILY
 Walk the entire property, inside and outside. Identify developing problems; maintain developing
problem list and report any site problems or potential problems to the Property Manager or Board of
Managers.
 Monitor the cleanliness of all common areas.
 In the summer season, monitor and regulate water chemicals for outdoor pool and oversee
maintenance. Review maintenance of water chemical logbook. During the winter supervise and/or
assist with snow removal of common area walkways.
 Perform service calls and complete work orders.

 Check and replace any light bulbs in common areas.
 Oversee any work crews to assure completion according to specifications.
 Report any observed rules and regulations or by-law violations to the Property Manager.
 Maintain log of work orders including: date of work order, description of work involved, hours
needed to accomplish work order and date of completion.
 Keep utility and maintenance rooms clear and clean.
 Give a list of expected vendors and contractors to the concierge so that they can admit them to the
building for outlined work.
 During the spring and summer season irrigate the flowerbeds and planters that do not get water via
the automatic sprinkler system.

WEEKLY
 Perform general inspection of common area carpeting, paint, and wall covering. Log such repair in
action list (see daily#1)
 Check supply inventory and forward order of stock to the Property Manager when necessary.
 Adjust timers that control lighting and heat as needed.
 Maintain an action list of all items and matters where repair or replacement is needed. Forward all
copies of lists to the Property Manager and review the list on a weekly basis..
 During the summer, on the day before the weekly ground maintenance, walk through the yard and
make a list of any areas that will need special attention by the landscaper.

MONTHLY
 Inspect all roofs thoroughly and clean out roof drains.
 Test smoke detectors and replace batteries as needed.
 Perform a full-scale inspection of property. The inspection must include exterior brick work,
terraces, flashings, garage doors, exterior doors, windows, awnings and walkways.
 Monitor all public space such as storage rooms, fire pump and electrical rooms. Any private
materials should be removed.
 Inspection and maintenance (by contractors if necessary) of heating units in lobbies and exhaust fans
in garages.
SEASONAL
 Transfer between heating and cooling systems.
 Open and close outdoor pool.
 Snow removal: Clear snow from steps and walkways and de-ice as necessary.
 Maintain all irrigation and snow removal equipment and other maintenance equipment.
 Each quarter, help to power wash the two garages.
 Once a year, help to power wash the wooden board in the courtyard.
GENERAL BUILDING AND MAINTENANCE REPAIR FUNCTIONS
 Monitor and/or execute preventive maintenance program for all building systems.
 Minor plumbing repairs and services deemed as necessary.
 Minor electrical repairs and services include; checking and/or correcting minor power outages,
malfunctioning times/breakers, replacing fuses, resetting breakers, checking for and replacing
burned-out lights, replacing broken or missing light bulb covers, missing outlet and switch covers.

 Minor building maintenance repairs and services including but not limited to: checking operation
and condition of doors, performing minor repairs to door hinges, locks and lock sets, replace damage
ceiling tiles and light lenses, maintain maintenance equipment in clean and operable condition,
check cleaning supplies, check HVAC unit switch and controls to endure proper heating or cooling,
change filters, inspect and clean coils and interior surfaces, monitor operation of HVAC equipment
and heating controls and check boiler room pumps.

ADDITIONAL BUILDING SERVICES
 Receiving and storing supplies and equipment.
 Be on call 24-hours, 7 days per week in order to respond to emergencies and assist in facilitating
restoration of normal building operations.
 Proficiency in operation and control of all HVAC, mechanical, plumbing, electrical, fire, alarm, and
other building systems.
 Maintain a courteous, cooperative and professional attitude in all interpersonal relationships with
co-workers, vendors, unit owners/residents and visitors.
 Observe standard housekeeping, safety and security standards.
 Install and remove elevator pads as needed.
 Install new home owner/tenant mailbox and entry panel nametags as needed
