Job Summary

We are seeking an experienced Property Manager to oversee all accounting and property management functions for our growing portfolio of new townhomes. This role offers flexible hours, health and dental benefits, and vehicle or mileage reimbursements. Ideal for a seasoned professional who thrives in a close-knit team handling end-to-end real estate operations.

Key Responsibilities

  • Tenant Management: Screen prospective tenants, conduct showings and lease signings, handle renewals, and resolve tenant inquiries, complaints, and disputes promptly.
  • Rent Collection and Accounting: Collect rents, fees, and deposits; manage accounts receivable/payable; prepare monthly financial reports, budgets, and reconciliations using property management software (e.g., QuickBooks, AppFolio, or similar).
  • Maintenance and Repairs: Coordinate routine maintenance, emergency repairs, and vendor contracts; inspect properties regularly to ensure upkeep and compliance with lease terms.
  • Property Inspections and Compliance: Perform move-in/move-out inspections; ensure properties meet local health, safety, and housing regulations; manage eviction processes if needed.
  • Marketing and Leasing: Advertise vacancies, market properties online and via signage, and maintain occupancy rates above 95%.
  • Financial Oversight: Track expenses, forecast cash flow, prepare year-end financials, and assist with tax preparation documentation.
  • Administrative Duties: Maintain accurate records, update lease files, and collaborate with our development and construction teams on new property transitions.
  • Reporting: Provide regular updates to ownership on portfolio performance, including occupancy, revenue, and maintenance metrics.

Requirements

  • Minimum 3-5 years of direct property management experience, preferably with townhomes, multi-family, or residential portfolios. Ability to manage 100+- tenants.
  • Proven expertise in all accounting functions, including bookkeeping, budgeting, and financial reporting.
  • Strong knowledge of local landlord-tenant laws, fair housing regulations, and property maintenance standards.
  • Proficiency in in Buildium or other property management software and Microsoft Office Suite.
  • Valid driver's license and reliable vehicle (mileage reimbursement provided).
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to work independently in a flexible schedule while meeting deadlines.
