Job Summary

This role oversees a portfolio totaling 775 residential units, managed directly by the Senior Property Manager. We are seeking an experienced Senior Property Manager to lead the day-to-day operations of a residential portfolio. This leadership role is responsible for driving operational performance, financial results, regulatory compliance, and team development, while partnering closely with the Regional Director. The ideal candidate brings strong affordable housing expertise, proven leadership capabilities, and the ability to manage multiple priorities, including occupancy, resident relations, financial performance, compliance, and team mentorship.

Key Responsibilities

  • Oversee daily operations across assigned properties
  • Lead and support onsite staff, including payroll review, coaching, and performance management
  • Manage rent collections, delinquencies, legal coordination, evictions, and financial reporting
  • Create annual budgets and monitor expenses to ensure budget compliance
  • Prepare properties for audits, inspections, owner visits, and agency reviews
  • Ensure compliance with Fair Housing, LIHTC, Section 8, and Public Housing regulations
  • Oversee leasing, marketing efforts, and occupancy goals
  • Resolve resident concerns and maintain positive stakeholder relationships
  • Respond to major property emergencies and escalation issues as required

Qualifications

  • 5+ years of experience as a Property Manager, including at least 2–3 years at the Senior Property Manager level
  • 5+ years of experience with affordable housing programs, including HUD, LIHTC, HOME, and Section 8 (required)
  • Strong understanding of landlord-tenant law and affordable housing compliance
  • CPO (Certified Pool Operator) or equivalent certification required
  • C3P (Certified Credit Compliance Professional) or equivalent preferred
  • 5+ years of supervisory and managerial experience, with demonstrated leadership, coaching, and team development skills
  • Proven experience with financial reporting, variance analysis, and budgeting
  • Board experience preferred
