The Maintenance Tech-Warranty plays a critical role in ensuring homeowner satisfaction and protecting the company’s reputation by managing all post-construction warranty requests. This role involves triaging inbound warranty claims, executing necessary repairs, and coordinating subcontractors for larger warranty issues—all while maintaining quality standards and timely communication with homeowners. By effectively managing warranty resolutions, this position helps minimize costs, prevent recurring issues, and enhance the overall homeowner experience.

What You'll Do as the Maintenance Technician - Warranty

  • Log and track all incoming warranty requests, ensuring accurate documentation.
  • Respond to homeowners promptly, setting clear expectations on resolution timelines.
  • Assess warranty claims to determine if they fall under warranty coverage or are homeowner responsibilities.
  • Make on-the-spot decisions about warranty coverage to avoid unnecessary costs.
  • Balance time between fieldwork and administrative tasks to maintain efficiency.
  • Proactively manage workload to ensure timely completion of warranty claims.
  • Evaluate the urgency and severity of each issue, prioritizing repairs accordingly.
  • Personally handle minor warranty repairs in the field to ensure fast resolution.
  • Determine when subcontractors are required for repairs and coordinate their involvement.
  • Maintain a stock of essential materials and tools to handle common warranty issues efficiently.
  • Communicate clearly and professionally with homeowners regarding repair timelines and next steps.
  • Manage expectations by explaining what is and isn’t covered under the warranty.
  • Provide homeowners with guidance on proper home maintenance to prevent future issues.
  • Resolve concerns efficiently while maintaining a positive homeowner experience
  • Ensure all warranty repairs meet company quality standards before signing off on completion.
  • Identify recurring warranty issues and provide feedback to the construction team to improve build quality.
  • Maintain detailed records of warranty claims, resolutions, and contractor performance.
  • Report trends and key warranty metrics to leadership to support process improvements
