Job Title: Senior Maintenance Technician

The Block – Westwood is a brand-new, luxury 99-unit residential community located in the heart of Islington Center. The property features high-end finishes, mechanical systems, a fitness center, resident lounges, and outdoor common area. We are seeking a detail-oriented Maintenance Technician to preserve the "exquisite" standard of living our residents expect.
Position Overview
As a Senior Maintenance Technician, you will be responsible for the physical integrity of the property. With a focus on luxury standards, you will manage service requests, perform preventative maintenance, and ensure that all units and amenities—from the fitness center to the exterior grounds—are in peak condition.
Key Responsibilities
- Residential Service Requests: Diagnose and repair issues in occupied units including GE appliances, plumbing fixtures, electrical switches/outlets, and engineered flooring.
- Unit Turns (Make-Readies): Efficiently prepare vacated luxury suites for new move-ins, including drywall repair, paint touch-ups, and ensuring all "luxury finishes" meet property standards.
- Systems Maintenance: Monitor and maintain central air conditioning systems, in-unit washer/dryer combos, and high-end recessed lighting systems.
- Amenity Care: Maintain the cleanliness and functionality of the fitness center, library, resident lounges, and outdoor grilling areas.
- Grounds & Safety: Conduct daily property walks to ensure curb appeal. Perform seasonal tasks such as snow/ice removal around walking paths and the commuter rail access point.
- Emergency On-Call: Participate on-call schedule to respond to after-hours emergencies (leaks, lockouts, or HVAC failures).
Required Qualifications
- Experience: Minimum of 3 years of professional experience in apartment maintenance or a related building trade (carpentry, electrical, or plumbing).
- Technical Skills: Proficient in HVAC troubleshooting, basic plumbing (clogs/leaks), electrical repairs, and appliance maintenance.
- Luxury Mindset: Experience working in a high-end or "Class A" residential environment is highly preferred.
- Physical Ability: Must be able to lift up to 50 lbs., climb ladders, and remain on your feet for extended periods.
- Licensing: Must possess a valid Driver’s License and reliable transportation. Certifications are a significant plus
Professional Requirements
- Communication: Exceptional customer service skills are required to interact professionally with residents in a luxury setting.
- Organization: Ability to use mobile work-order systems to track, document, and close out tasks efficiently.
- Tools: Must possess a basic set of hand and power tools.
