We are looking for a skilled Project Manager with expertise in capital project construction to join our team in Worcester, Massachusetts. In this long-term contract position, you will oversee lease buildout projects, ensuring they are completed on time, within budget, and to the highest quality standards. This role requires a collaborative individual with strong organizational abilities and a deep understanding of construction management practices.
Responsibilities:
• Develop detailed project plans, budgets, and schedules to ensure successful execution of lease buildout projects.
• Coordinate with property owners, architects, contractors, and tenants to align on project goals and design specifications.
• Review lease agreements to confirm adherence to construction timelines and work scopes.
• Facilitate regular meetings with stakeholders to provide updates, address concerns, and maintain alignment throughout the project lifecycle.
• Monitor project budgets, track expenses, and address cost variances to maintain financial control.
• Negotiate contracts and change orders with vendors and contractors to optimize project costs.
• Ensure necessary permits, licenses, and inspections are obtained and that all work complies with local building codes and regulations.
• Conduct site visits to oversee construction progress, resolve on-site challenges, and ensure adherence to quality standards.
• Manage closeout activities, including punch lists, final inspections, and project handoffs to tenants.
• Proactively address delays, design changes, or unforeseen challenges to keep the project on track.
• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is preferred.
• At least 5 years of experience managing commercial construction projects, particularly tenant improvements or lease buildouts.
• Strong knowledge of lease terms, tenant improvement allowances, and commercial construction processes.
• Proficiency in project management software, budgeting tools, and Microsoft Office Suite.
• Exceptional communication, negotiation, and problem-solving skills to manage diverse stakeholders effectively.
• Familiarity with local building codes, permitting processes, and safety regulations.
• Ability to manage multiple projects simultaneously while meeting tight deadlines.
• Relevant certifications, such as PMP, are preferred but not required.
