**EXPERIENCE IN LONG TERM CARE IS REQUIRED**
Overview
We are seeking a dynamic and experienced Director of Property Management to lead our property management team with energy, precision, and a passion for excellence. This pivotal role involves overseeing:
- Regulatory Compliance: Ensure the facility complies with state and federal health codes, life safety codes, and ADA regulations.
- Maintenance & Upkeep: Oversee routine and preventive maintenance of the building, grounds, and HVAC, electrical, and plumbing systems.
- Vendor & Contract Management: Procure and manage third-party vendors for services such as landscaping, waste disposal, and major renovations.
- Capital Improvement Planning: Develop and execute long-term budgets for facility upgrades, equipment replacements, and structural repairs.
- Staff Leadership: Supervise in-house maintenance, housekeeping, and laundry teams.
- Safety & Risk Management: Direct emergency preparedness plans (e.g., power outages, fire drills) and conduct routine environmental walkthroughs
The ideal candidate will bring a proactive approach, strong leadership skills, and extensive knowledge of property management systems and legal frameworks to foster a thriving community environment while maximizing property performance.

REQUIRED QUALIFICATIONS:
A Bachelor’s degree in Engineering or Business Administration is preferred, but not required. Five or more years of skilled Nursing Facility experience can be substituted for degree. Five years of supervisory experience in a hospital or long-term care facility required.
REQUIREMENTS:
· Ability to read, write, speak and understand the English language sufficiently to perform essential functions.
· Ability to make independent decisions when circumstances warrant such action.
· Ability to manage personnel, and deal tactfully with residents, family members, visitors, government agencies/personnel and the general public.

· Knowledge of nursing practices and procedures, as well as laws, regulations and guidelines pertaining to long-term care administration and safety (i.e., OSHA, Life-Safety Code, etc.)
· Ability to plan, organize, develop, implement and interpret the programs, goals, objectives, policies and procedures, etc., that are necessary for providing quality care and maintaining a sound operation.
· Familiarity with laws, regulations and guidelines governing personnel administration.
· Ability to read and interpret financial records, blueprints, and reports related to property management.
· Knowledge of computer systems and system applications.
· Ability to communicate policies, procedures, regulations, reports, etc., to personnel, residents, and family members, visitors and government agencies/personnel.
· Ability to work harmoniously with and supervise personnel and outside contractors.
RESPONSIBLE TO:

SPECIFIC JOB REQUIREMENTS:
Directs the day-to-day operation of the facility’s physical plant and grounds in accordance with current federal, state and local standards, guidelines and regulations that govern long-term care facilities to ensure that the highest degree of quality resident care can be maintained at all times.
ESSENTIAL FUNCTIONS:
· Creates, directs and oversees a preventative maintenance program.
· Coordinates maintenance/security services with other related departments.
· Develops and maintains written maintenance/security policies, and procedures.
· Supervises maintenance, housekeeping, and laundry personnel, including conducting annual performance evaluations.
· Recruits, interviews, hires, orients and supervises maintenance, housekeeping and laundry personnel and provides them with ongoing training and coaching as needed.
· Counsels and disciplines employees when necessary.
· Schedules department work hours, personnel and work assignments.
· Makes daily rounds to ensure maintenance/security, laundry and homemaker personnel are performing required duties and to ensure that appropriate procedures are being rendered to meet the needs of the facility.
· Establishes proper procedures, evaluations and protocols to meet all OSHA requirements.
· Orders appropriate equipment and supplies as necessary and maintains appropriate records of equipment and supplies.
· Assists maintenance personnel with various daily duties as needed.
· Responsible for maintaining the grounds of the facility.
· Obtains bids and contracts for outside services and ensures that the services are properly completed and supervised in accordance with contracts and work orders.
· Must function independently, have flexibility and be on call 24 hours/day, seven days a week and arrange for coverage during vacations.
SHARED TASKS:
(Tasks that can be performed by all staff)
· Serving food.
· Providing and assisting impromptu activities.
· Transporting residents within the home.
· Light household duties.
· These duties include but are not limited to: vacuuming, loading and unloading the dishwasher, dusting, wiping down kitchen and bathroom counters and sinks.
· Dining assistant.
· Responding to call lights and assist as needed.
· Laundry – laundry at the household level.
· Answering the telephone.
· Answering the door.
· Providing snacks and supplements (appropriate to resident’s diet).
WORKING CONDITIONS:
Works in well-lit ventilated areas indoors and is regularly outdoors. Moves continuously during working
hours. Is subject to frequent interruptions. Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances. May be subject to hostile and emotionally
upset residents and family members. Communicates with the medical staff, nursing staff, and other department supervisors. Works beyond normal duty hours, on weekends, and in other positions temporarily, when necessary. May be exposed to heat/cold temperatures in kitchen/storage area. May be necessary to assist in the evacuation of residents during emergency situations.
PHYSICAL REQUIREMENTS:
· Extended periods of standing and walking.
· Daily pushing, pulling, and lifting up to 50 lbs.
· Occasionally lift weight up to 75 lbs. from floor to waist, up to 50 lbs. from waist to shoulder, and 30 lbs. from shoulder to overhead.
· Occasionally push, pull and carry weight up to 50 lbs.
· The ability to push linen and trash carts weighing up to 250 pounds in and out of elevators and down hallways safely.
· Frequent bending, reaching, repetitive hand movements and pushing and pulling.
· Occasional kneeling and squatting.
