Job Description

Job Description

About the company

An ~$8M commercial property services contractor based in New Hampshire, recently acquired by a growth-focused owner. It serves commercial property managers, HOAs and municipalities across sealcoating, line striping, asphalt and concrete repair, landscaping, and snow and ice management.

Pavement services (asphalt, concrete, sealcoating, striping) are the core growth focus with winter operations/snow removal as secondary.

The operating backbone is already in place: Jobber for field-service management, Fleetio for fleet, and Ramp for spend control.

The opportunity

This is the top operating role in the business, reporting directly to the owner. The General Manager runs day-to-day operations so the owner can focus on strategic initiatives and growth.

The tools are in place; what the business needs now is a seasoned operator to run them with real accountability. The first priority is margin visibility: standing up job costing in Jobber, tracking labor hours by job, and turning that data into better pricing, crew decisions and incentives.

You'll have the owner's full backing to make changes in the role, and a direct voice in where the business goes next.

Team and scope

You'll lead 5–6 direct reports and roughly 40–45 seasonal field staff.

  • Operations Managers (3 in summer, 4 in winter): each owns a division and leads 4–5 crews, each a crew lead plus 1–2 crew members. In winter, managers shift to territory-based snow operations.
  • Shop and Fleet Manager: trucks, trailers and equipment, tracked in Fleetio.
  • Estimating and customer intake: requests, quotes and sales input into Jobber.

The operations managers came up through the field and are strong on the ground. They need a leader who gives them structure, the right tools and clear accountability. The winter structure in particular is more complex and ready for improvement.

What you'll do

  • Build job costing and margin discipline. Set up job costing in Jobber (labor hours, materials, equipment by job). Compare estimate to actual on every job, and report margin by service line, crew and customer to leadership.
  • Set pricing guardrails. Work with estimating on margin targets and pricing, and approve bids and contracts within your authority.
  • Drive performance through incentives. Design commission and bonus plans that reward margin, productivity and quality, and track the KPIs behind them.
  • Run daily operations. Be in the field at the start and end of the day. Oversee schedules across divisions, balance crews and equipment, and hold managers accountable for production and quality.
  • Own the numbers. Manage the operating budget and monthly forecast by service line, labor and payroll costs, and company spend through Ramp.
  • Lead key customer relationships. Handle contracts, renewals, change orders, escalations and job issues with property managers, HOAs and municipalities.
  • Run winter operations. Own the snow and ice plan, including storm staffing, routes, salt, subcontractors and billing.
  • Lead safety. Run the safety program, covering OSHA compliance, work-zone traffic control and equipment safety.
  • Develop the team. Hire, coach and evaluate managers, lead seasonal hiring, and build a path from crew member to crew lead to manager.
  • Shape strategy. Partner with the owner on growth, service-line focus and long-term planning.

What you'll bring

Required

  • 7+ years leading operations in paving, sealcoating, line striping, landscaping, snow and ice, or a similar field-service or construction business, including multiple departments or crews.
  • Hands-on job costing experience: you've built or run systems that track labor, materials and equipment by job, and used the data to fix pricing and margins.
  • Strong financial literacy, including gross margin, overhead and pricing, and the ability to explain margin performance to leadership. Full P&L ownership is a plus.
  • Experience designing commission or incentive plans that drive field performance.
  • A field-present leadership style and a track record of developing managers who came up through the trades.
  • Comfort with commercial property managers, HOAs and municipal buyers.
  • Forward-thinking and growth-minded, with the experience to weigh in on strategy.
  • Valid driver's license, clean driving record, and ability to hold a DOT medical card.

Preferred

  • Hands-on Jobber experience (scheduling, CRM, job costing, invoicing).
  • Experience with Fleetio and Ramp.
  • Snow and ice operations, including seasonal contract pricing.
  • OSHA 30, or willingness to complete it within 6 months.

Work environment: split between office and field, including active job sites in all weather. Long days in peak season (about April–November) and on-call availability for winter storms.

Compensation and benefits

  • Competitive Base Salary
  • Performance bonus tied to business results.
  • Full benefits
  • Location: on-site in New Hampshire, split between office and field.
