Job DescriptionS.S. Maguire Management (“SSMM”) is a boutique, full-service management firm offering property management, financial, and brokerage services designed for associations that value communication, responsiveness, and professionalism. Established in 2008, SSMM manages 30+ condominium associations totaling 1,500+ units across Southern Maine, the New Hampshire Seacoast, and Northern Massachusetts. Owner Steve Miller is a licensed broker in Massachusetts and New Hampshire.

The Assistant Property Manager (“APM”) would be a phased-in position so you can get to know how SSMM operates and also allow you to get acquainted with our Clients before putting you in front of them by yourself.

This is a home-based position, though we require this person to live within 30–40 minutes of Hampton, NH. SSMM takes pride in being available and visible to the communities we manage, so the expectation is that you will be on site at each of your managed properties at least once per week.

The job responsibilities will be as follows:

1. Facilitate and manage properties in the SSMM portfolio:

• Attend all Board Meetings and Annual meetings necessary that the Management Agreements dictate and what the property requires whether night meetings, day meetings or weekend meetings
• Prepare annual budgets
• Work in conjunction with the respective boards to assist in hiring contractors to fulfill all needs that the Association requires
• Process all payables and collection of receivables for each property managed
• Participate, promote and manage all approved Capital Expenditure projects within your managed associations
• Promote and market SSMM wherever possible, including to prospective associations
• Participate in regular team meetings
• Perform administrative duties as dictated by the property you manage as well as for the company as needed
• Property management is generally a 24/7, 365-day-a-year responsibility, but the wider team will help cover your properties so you can take time off
• Employee reports directly to the Owner of SSMM

2. Compensation

• Employee would be compensated by a base salary of $65,000–$70,000 annually for full-time employment, paid twice a month on the 7th and 21st of every month
The size of the initial portfolio will be based on the selected candidate's prior experience and finalized at the time of hire. Additional properties currently managed by SSMM will be transitioned to the Employee over the course of the year, and any new properties brought into the portfolio by the Employee will be theirs to manage
• In addition to the base salary, Employee would have the opportunity to earn additional compensation of up to 20% of the monthly net management fee for each new property they take on beyond the initial portfolio
As the company grows and additional properties are transitioned to or added under the Employee's management, compensation will continue to reflect this same structure (up to 20% of the monthly net management fee for each new property taken on)
• Employee would also be compensated on any capital projects or insurance claims handled at their managed property via the project management fee if SSMM manages the project or claim. If SSMM is managing the project or claim, the Employee would be the project manager and therefore would be compensated 20% of the net fee that SSMM receives. Employee would be responsible for all aspects of the project until completed and paid. Employee would be paid their percent once the project is complete and SSMM is paid in full
• Employee will receive Fifteen (15) days paid vacation but can take days off without pay as long as property needs are covered and Owner is aware of time off
• Employee would receive a gas card to be used only for company purposes only
• Employee would receive a company paid laptop and be responsible for keeping it in good and clean condition
• There are no health Insurance benefits with this position, however, if at some point there is health insurance available, all employees would be able to participate in it
• There is no 401(k) or any retirement programs available, however, if at some point there is one available, all employees would be able to participate in it
• Employee will receive SSMM business cards and branded swag

3. Other

• Employee will be required to sign a Non-Compete Agreement before beginning employment
• Employee will be required to wear professional attire (casual business attire) when working and attending meetings with Client and when on managed properties. Branded clothing will be provided and is always acceptable to wear on site.
• Employee will have a positive attitude when at work and will not cause any issues that would cause the Client to terminate services. If Employee causes SSMM to lose its Client due to negligence, it will allow Employer to terminate the Employee’s services
• At no time will work outside SSMM interfere with SSMM work. SSMM work is the first priority and all work outside of that is done on Employee’s own time
• Employee will work from their home in a home office and have the ability to store Client paperwork and files, have a printer and scanner, and the ability to secure documents in a safe and reliable manner
• Employee will have an operable phone at all times and be able to communicate via that cell phone to Employer and Clients
• Employee will have an Annual review with potential increases based on Performance Evaluation
