Construction Project Manager (MultiFamily)

Position Overview
We are starting up two new projects that include a 30 unit and 60 unit build outs in historical buildings in Boston and Worcester, MA. We are seeking an experienced Construction Project Manager to lead these multifamily residential projects from preconstruction through closeout. The ideal candidate will manage budgets, contracts, cost estimates and onsite execution to deliver projects on time, within budget, and to high standards of quality and safety. This role requires hands on construction knowledge, strong contract negotiation skills, and proven multifamily project experience.

Key Responsibilities

  • Lead the full project lifecycle for multifamily developments including preconstruction, procurement, construction, and closeout.
  • Prepare, analyze and validate cost estimates, budgets and cashflow projections; track and control costs to meet financial targets.
  • Negotiate, administer and enforce contracts with general contractors, subcontractors and vendors; manage contract changes and claims.
  • Develop, maintain and monitor project schedules; coordinate sequencing to meet milestones and occupancy targets.
  • Oversee site management and coordination of daily construction activities; ensure trades and resources are deployed efficiently.
  • Implement and manage quality control and inspection processes to ensure work meets design, code and owner standards.
  • Perform risk assessments and develop mitigation strategies to minimize schedule, cost and safety impacts.
  • Manage procurement of materials and equipment, establish vendor relationships, and monitor lead times.
  • Ensure compliance with building codes, permit requirements and safety regulations; coordinate inspections and remedial actions as needed.
  • Communicate project status, risks and financials regularly to stakeholders including owners, architects, consultants and lenders.
  • Lead, mentor and coordinate internal project teams and onsite staff; promote collaboration and a safetyfirst culture.
  • Prepare closeout documentation, asbuilt records and handover materials for owner occupancy and warranty management.

Qualifications

  • Bachelors degree in Construction Management, Civil Engineering, Architecture or related field, or equivalent experience.
  • Minimum 5 years of construction project management experience with direct responsibility for multifamily residential projects.
  • Demonstrated technical construction knowledge and handson site experience.
  • Proven experience in contract negotiation, change order management and claims resolution.
  • Strong cost estimation and budget management skills with experience preparing and validating estimates and projections.
  • Excellent communication and stakeholder management skills; able to present clear updates to owners, design teams and contractors.
  • Proficiency with project management and construction software (examples: MS Project, Primavera or similar; Procore, Bluebeam or similar).
  • Valid drivers license and ability to travel frequently to job sites.
  • Preferred: certifications such as PMP, CCM or OSHA 30.
  • Nice to have: experience with scheduling, onsite supervision, formal risk assessment, team leadership, advanced budget management, quality control systems, multifamily development processes, detailed knowledge of building codes and safety regulations, procurement strategies and strong stakeholder communication skills.
