Responsibilities:

<li>Perform Plan Reviews.</li>
<li>Review RFP – including plans, specifications, sketches, geotechnical reports, design narratives, Addenda, etc.</li>
<li>Attending pre-bid meetings, perform site inspections, verify existing conditions, analyze factors that may affect constructability (location of powerlines, access for deliveries, etc.).</li>
<li>Conduct a page turn to determine scopes of work and required contents of estimate.</li>
<li>Preparing bidders lists – custom tailored for each project, carefully selecting those subcontractors that are most appropriate for each project (and most likely to bid).</li>
<li>Preparing requests for subcontractor quotations and providing analysis of subcontractor quotes.</li>
<li>Following up with subcontractors throughout the bidding period to keep communications open, gauge interest and field RFI’s.</li>
<li>Performing site visits with subcontractors.</li>
<li>Prepare bid tabs – calling attention to portions of the work that subcontractors may or may not have included.</li>
<li>Prepare detailed and accurate Qualifications &amp; Assumptions.</li>
<li>Work with Project Operations in developing a Construction Management Plan.</li>
<li>Work with Project Operations in developing a Project Schedule.</li>
<li>Prepare and review with Project Operations a detailed General Conditions &amp; Project Requirement study (carefully considering – “how will we build this” mentality).</li>
<li>Write Scopes of Work and Prepare Subcontract Agreement.</li>
<li>Taking lead with Estimating, Budgeting and Bidding of projects.</li>
<li>Managing workload to ensure adequate time and resources are earmarked for each respective project.</li>
<li>Plan to achieve the bid deadline and stick to it. Call attention to needs, pressure points, key factors for success and roadblocks that may prohibit successful submission.</li>
<li>Preparing estimates by calculating complete take-off of Scope of Work:</li>
<li>Bulk Quantity Take-offs.</li>
<li>Man-hour Estimates.</li>
<li>Material &amp; Unit Price Estimates.</li>
<li>MEP Systems &amp; Equipment Estimates.</li>
<li>Preparing conceptual estimates from preliminary design documents.</li>
<li>Engaging subcontractors and suppliers to ensure the most accurate pricing is used.</li>
<li>Evaluating active and past projects to create a historical cost database.</li>
<li>Supporting and maintaining Estimating Department historical data files.</li>

Qualifications:

POSITION SUMMARY
 
This position is for a Landscape Construction Project Manager. The Landscape Construction Project Manager is responsible for managing and delivering high-quality landscape construction projects from inception to completion. This role involves overseeing project planning, scheduling, and execution, ensuring adherence to timelines, budgets, and quality standards. Serving as the primary liaison between clients, crews, and vendors, the Project Manager ensures clear communication and efficient resource management. The position demands strong leadership, problem-solving skills, and a deep understanding of hardscaping and construction practices to achieve client satisfaction and project success.Landscape construction experience required in landscape industry.

OBJECTIVES

<li>Ensure all landscape construction projects, with a focus on hardscape projects, are completed within the established timelines.</li>
<li>Oversee project expenses to ensure they align with approved budgets while maximizing profitability.</li>
<li>Guarantee that all construction work meets design specifications and the companys high-quality standards.</li>
<li>Act as the primary point of contact for clients, providing regular updates and addressing concerns promptly to ensure satisfaction.</li>
<li>Efficiently allocate labor, materials, and equipment to achieve project objectives while minimizing waste.</li>
<li>Supervise and guide construction crews to maintain high levels of performance and adherence to safety protocols.</li>
<li>Identify and resolve issues during construction promptly to prevent delays or additional costs.</li>
<li>Ensure timely delivery of materials and services from vendors and subcontractors while maintaining strong working relationships.</li>
<li>Keep detailed records of project plans, schedules, change orders, and expenditures for reference and reporting.</li>
<li>Analyze completed projects to identify lessons learned and implement process improvements for future projects.</li>
</ul>

EDUCATION AND EXPERIENCE

<li>Proven experience in landscape construction project management or a similar role.</li>
<li>Strong knowledge of hardscaping, grading, drainage, and other landscape construction practices.</li>
<li>Excellent leadership and communication skills.</li>
<li>Proficiency in project management tools and software (e.g., Google Workspace).</li>
<li>Strong problem-solving abilities and attention to detail.</li>
<li>Valid drivers license and ability to travel to job sites.</li>
</ul>
 
PHYSICAL REQUIREMENTS
<ul>
<li>Ability to walk, stand, and move around construction sites for extended periods, including uneven terrain.</li>
<li>Capability to lift and carry materials or equipment weighing up to 50 pounds as needed.</li>
<li>Comfort with activities such as climbing ladders, bending, kneeling, or crouching during site inspections.</li>
<li>Strong visual focus for reading blueprints, assessing construction details, and ensuring quality standards.</li>
<li>Ability to handle tools and equipment for occasional hands-on tasks or inspections.</li>
<li>Willingness to work outdoors in various weather conditions, including heat, cold, and rain.</li>
<li>Capacity to hear and communicate effectively in noisy construction environments.</li>
<li>Physical stamina to work long hours, especially during peak project phases.</li>
<li>Ability to respond quickly and physically to site emergencies or urgent tasks.</li>
