JOB SUMMARY
The Maintenance Manager coordinates the installation, maintenance, and repair work in the facility. They lead a team of workers, regularly inspect sites, execute work as necessary, maintain equipment and assign workers to various projects. This role possesses a high attention to detail, a strong technical aptitude, and the ability to proactively seek out and develop creative solutions to challenges as they arise. This Position reports to the Director of Operations.
PRIMARY RESPONSIBILITES 
<ul>
<li>Oversee preventive maintenance programs (PPM)</li>
<li>Communicates effectively and consistently to all facilities staff</li>
<li>Performs assigned day-to-day repairs, emergency, and preventive maintenance. Completes maintenance and repairs, records as required.</li>
<li>Reviews assigned work orders. Estimates time and materials needed to complete repair.</li>
<li>Responsible for preventative maintenance and corrective repair of HVAC roof top units (RTU's).</li>
<li>Oversees and inspects the work performed by outside contractors</li>
<li>Responds quickly to emergency situations</li>
<li>Maintain adequate knowledge of and comply with OSHA standards and company safety policies at all times</li>
<li>Performs all duties in a safe manner, following Company work rules and policies</li>
<li>Performs cleaning duties as assigned with an eye towards maintaining a sanitary environment</li>
<li>Assist in construction, preventative, routine, and breakdown maintenance and repairs on all equipment in the facility</li>
<li>Complete work orders as assigned</li>
<li>Will develop a high level of knowledge concerning the areas of the facility</li>

JOB REQUIREMENTS

<li>Vocational schooling, military training, certification and/or experience in HVAC preferred</li>
<li>Climbing, reading, standing, walking, and routinely lifting 25lbs - 50lbs</li>

<li>7 years of experience working with commercial HVAC units</li>
<li>Highly knowledgeable with hand and power tools</li>

Your Responsibilities:
We are seeking a Maintenance Technician to join our team in Downtown Boston, MA. This is a full-time opportunity at a portfolio with 3 nearby residential properties. You will join a team of maintenance professionals whose responsibilities include:

<li>Performing in-unit repairs, preventative maintenance, and preparing apartments for new resident occupancy.</li>
<li>Completing work orders, including light electrical, plumbing, and carpentry work, appliance repair, and general building maintenance.</li>
<li>Providing access to and supervising contractors as needed.</li>
<li>Performing groundskeeping and maintenance of exterior and common areas.</li>
</ul>
The work hours are 8:00am-4:00pm, Monday-Friday, with on-call duties shared on rotation. 
Your Qualifications:
We are looking for a team player with excellent communication skills and a strong customer service philosophy.

<li>Knowledge of general apartment repair, carpentry, plumbing, electrical, and HVAC work is required.</li>
<li>Experience with REAC/NSPIRE inspections is preferred. </li>
<li>Experience with Yardi or other work order systems would also be a plus. </li>

<li>Candidates must reside within 40 minutes of Boston, MA 02111. </li>
